6170 Properties LLC is a locally focused real estate acquisition group working in Dayton and the surrounding Montgomery County, Ohio communities. We acquire tax-delinquent and distressed properties, bring their taxes current, and put them back to productive use — as well-maintained rentals or as homes ready for a new owner.

We take a conservative approach. We underwrite carefully, buy only what we can responsibly improve and hold, and we pay the delinquent taxes on the properties we acquire. We would rather do a smaller number of properties well than move quickly and leave problems behind us.

Just as important, we work with the county, not around it. Delinquent taxes are a problem for owners, for neighbors, and for the community’s tax base. When those taxes get paid and a neglected property is repaired, everyone benefits. That is the outcome we aim for on every acquisition.

How we acquire property

We acquire property through a few well-established, public channels in Montgomery County:

• Montgomery County Sheriff tax foreclosure sales — properties sold at auction after the county forecloses on unpaid property taxes.
• Montgomery County Auditor forfeited land sales — parcels that went unsold at foreclosure and were forfeited to the state, then offered again.
• The Montgomery County Land Bank (the Montgomery County Land Reutilization Corporation) — vacant and tax-delinquent properties assembled and transferred for productive reuse.
• Direct purchases from owners — fair, no-obligation cash offers to owners who are behind on their taxes and would rather sell than go through a county sale.
