Facing foreclosure? You have options — and time matters.

If you’re behind on your mortgage or you’ve received foreclosure papers, it can feel like the walls are closing in. They’re not — you still have choices, and the earlier you act, the more of them you have. This page explains what’s happening and how we may be able to help, in plain language and with no pressure.

What happens in a foreclosure

In Ohio, most foreclosures go through the courts. Your lender files a lawsuit, and if the court rules against you, the property is ordered sold at a county sheriff’s sale. Depending on what’s owed, you could even be left owing money after the sale (a “deficiency”).

Here’s what many people don’t realize until it’s late: a property sold at a sheriff’s sale usually brings in far less than it’s worth — often less than you could get by selling it yourself first. Selling before the sale, on your own terms, almost always leaves you in a better position than letting the auction happen.

What we offer

If selling makes sense for you, here’s what working with us looks like:

  • A fair cash offer for your home, based on its condition and the local market.
  • We can close before the sheriff’s sale when there’s enough time — which is why reaching out early matters so much.
  • We handle the payoff and the paperwork. Where possible, the sale pays off what’s owed and clears the liens, so you can move on.
  • No repairs and no cleanout. We buy as-is. Take what you want and leave the rest.
  • No obligation. Talking to us costs nothing and commits you to nothing.

What we are not

There are a lot of foreclosure “rescue” pitches out there, so we want to be clear about who we are:

  • We are not your lender and we’re not the court. We can’t change your loan or grant a modification.
  • We are not a rescue service promising to magically stop your foreclosure. Anyone who guarantees that — especially for an upfront fee — should be treated with caution.
  • We are not attorneys or housing counselors. For legal advice or a full review of your options, please talk to one (see the note below).

One honest limit: we cannot stop a scheduled sheriff’s sale unless we actually close before it happens. If a sale date is set, the sooner we talk, the more we can do.

Talk to us

Tell us a little about your situation and the best way to reach you. There’s no cost and no obligation — we’ll simply explain your options, including the ones that don’t involve selling to us. (Behind on property taxes specifically? See our page for property owners.)

You should also know: free help is available. A HUD-approved housing counselor can review all of your options at no cost — call 1-800-569-4287 to find one near you. It's also worth calling your lender's loss-mitigation department to ask about alternatives, and you may want to speak with an attorney. We think you should hear about every option, including the ones that don't involve us.
